FAQ

What is real estate ROI visualize used for?

It turns rental property inputs into ROI metrics plus a five-segment breakdown bar so you can see how money splits across purchase price, closing costs, maintenance, property tax, and profit.

What do the five bar colors mean?

Dark gray is purchase price. Light gray is closing costs. Amber is total maintenance. Orange is total property tax. Green or red is profit or loss over the holding period.

Are rent and expenses annual or total?

Rental income, maintenance, and property tax are entered as annual amounts. The tool multiplies them by the holding period for totals used in profit and ROI.

Introduction

Real Estate ROI Visualize helps you see how a rental property allocates money across purchase price, closing costs, maintenance, property tax, and profit or loss.

The centerpiece is a five-segment breakdown bar with hover tooltips, plus summary cards for ROI %, profit, annualized ROI, and break-even.

Formulas behind the chart

Acquisition cost = Purchase price + Closing costs
Total rent = Annual rental income × Holding years
Total expenses = (Maintenance + Property tax) × Holding years
Profit = Total rent − Total expenses − Acquisition cost
ROI % = Profit ÷ Acquisition cost × 100
Annualized ROI % = ((1 + Profit ÷ Acquisition cost)^(1 ÷ Holding years) − 1) × 100

The breakdown bar widths use the same dollar amounts: purchase price, closing costs, total maintenance, total property tax, and profit (or loss).

Financial terms explained

Input terms

Term Meaning
Purchase price Property buy price before closing fees. Shown as the dark gray bar segment.
Closing costs One-time purchase fees (title, escrow, legal, etc.). Shown as the light gray segment.
Rental income (annual) Gross rent per year. Multiplied by holding years to get total rent used in profit and ROI.
Maintenance (annual) Yearly upkeep and repairs. Multiplied by holding years → total maintenance (amber bar).
Property tax (annual) Yearly property tax bill. Multiplied by holding years → total property tax (orange bar).
Holding period (years) Years you own and rent the property; scales annual figures into totals.

Result terms (summary cards)

Term Meaning
Profit Total rent − Total expenses − Acquisition cost. Green bar if positive, red if negative.
ROI % Profit ÷ Acquisition cost × 100 — return on upfront cash invested.
Annualized ROI % Same total return expressed as an average yearly rate for cross-period comparison.
Break-even Years until net rent (rent − maintenance − tax) recovers acquisition cost. Only shown when profit ≥ 0.

How bar segments map to the formulas
